What “buildable area” actually means, and why the quick formula is wrong
Subtracting setbacks from lot width and depth gives you a number. On any lot that is not a rectangle, it gives you the wrong number — and it errs in the expensive direction.

Ask most people how much you can build on a parcel and you get a formula: take the width, subtract the side setbacks; take the depth, subtract the front and rear setbacks; multiply. On a clean rectangular lot that is correct, and it is quick enough to do in your head.
The trouble is that the lots worth arguing about are rarely rectangles. Corner lots, cul-de-sac pie lots, parcels with an easement clipped out of one edge — these are exactly the ones where a developer wants a number, and exactly the ones where the formula misleads.
Why the formula overstates
The formula treats a lot as its bounding rectangle. A wedge-shaped cul-de-sac lot might measure 90 feet across at the street and 40 feet at the back. The formula uses one width; the buildable envelope has to fit inside the narrowing shape at every point along its depth.
The error always runs the same way — it reports more buildable area than exists. On a marginal parcel that is the difference between a deal that pencils and one that does not, discovered after you have paid for it.
What the honest calculation does
Rather than shrinking a rectangle, you shrink the actual surveyed polygon: push every property line inward by its own setback, which produces a smaller polygon of the same irregular character. Then find the largest rectangle that genuinely fits inside that shape.
It is more work than a multiplication, and it is the only version that tells the truth about a wedge. A lot whose bounding box suggests 8,000 square feet of envelope may honestly carry 5,200.
What it still will not tell you
Setback geometry is not the whole story, and any tool that claims otherwise should be distrusted. Open-space, storm, and sewer easements can remove more of the pad. So can flood zones, tree-save requirements, driveway access, and the exact street frontage.

So the right framing for an automated buildable-area figure is a screening tool, not an answer. It is meant to tell you which twenty parcels out of three hundred deserve a surveyor’s time. A surveyor still confirms the one you buy.
The practical test
If you are evaluating a tool that produces these numbers, ask it two questions. Does it compute from the surveyed shape or from a bounding rectangle? And does it show you its assumptions — which setbacks it applied, and what it could not see?
A tool that answers both is useful. One that returns a confident number with no working is worse than a spreadsheet, because a spreadsheet does not sound authoritative.
